Metal buildings in Bexar, Medina, Wilson, Atascosa, Guadalupe, Karnes and Frio counties, Texas

Three things, no matter what a county's building office does or does not do. First, at $50,000 or more of estimated construction cost, the project must be registered with TDLR, short for the Texas Department of Licensing and Regulation. That brings accessibility plan review and inspection against the Texas Accessibility Standards, unless it is a private residence, which the law and the standards leave out.

Second, work that disturbs an acre or more of soil and sends stormwater to surface water in the state needs coverage under the TCEQ construction general permit. At five acres or more that means a Notice of Intent and a fee; from one acre to under five, a pollution prevention plan kept on hand with a site notice posted; under an acre, off any wider common plan, no coverage.

Third, there is no state builder license to check before a metal building goes up, because Texas has no license for a home builder or a general contractor, which is why the word licensed never describes a contractor here. Electricians, air conditioning contractors and plumbers carry separate state licenses.
