Detached garages and RV garages in San Antonio, Texas

A detached garage is its own steel building on its own slab, sized to the vehicle instead of the house. An RV garage is the same building with a bay tall and deep enough for a motorhome.

More on this

It takes three numbers settled early, a permit from the office that has your address, a foundation designed for the frame and the vehicle, and one independent metal building contractor to price it and put it up.

Metal garage building with three dark red roll-up doors on a concrete drive in the San Antonio area, Texas

Detached garage, RV garage: what you are buying

A building that shares nothing with the house: no common wall, no common roofline, no common foundation. The frame can go as wide and tall as the lot and the rules allow, and the fumes, noise and fire load stay out of the living space.

Three numbers decide the building, and they decide it first: clear width across the bay, clear height under the frame, and the door opening size. They go on the building order, since the plant punches and welds the steel for those openings. Move a door later and the frame around it moves too.

RV garage height: measuring for the rig

Taller than the rig, by more than most owners guess. Measure the vehicle loaded, at its highest point, which is usually the roof air conditioner shroud, not the roofline, then add room for the door track, the header and a powered opener.

Get two heights in writing, because they differ: the clearance at the door opening, which is what you drive through, and the clear height under the lowest structural member inside, which is what a lift or a bunk sits under. Depth counts just as much: a hitched tow vehicle, a ladder off the back and space to walk past the mirrors all come out of the slab, not the coach.

Is a permit needed for a detached garage in San Antonio?

Inside the city, count on it. In San Antonio, building, remodeling, repairing or tearing down a structure on a property typically takes a building permit. The city exempts one-story detached accessory structures used as tool and storage sheds, playhouses and the like, up to 300 square feet of floor and within the setbacks in Unified Development Code section 35-370(b), and that is the only accessory building size exemption it states. A bay you can park in passes 300 square feet before the vehicle rolls in.

The posted fees are flat: $184.00 for carport covers and decks and $184.00 for repairing an existing foundation, while new residential construction goes by the square footage of the job. One more city step catches owners clearing ground for the pad: a tree application has to go in before any development of property in San Antonio, with a tree preservation plan under Unified Development Code section 35-523 where trees come out or vegetation is disturbed.

Posted fees that can apply to a detached garage, city fees checked 2026-10-03 and county fees 2026-09-13. Each is a single line item, not the whole permit bill: plan review and permit fees on new residential construction go by the square footage of the job.

Permits for a detached garage past the city limits

That turns on the county line, and the biggest county does not give a clean answer. In unincorporated Bexar County the Fire Marshal Office at 210-335-0300 decides when structures not for single-family dwelling use need building permits, counting one structure with three or fewer dwelling units as single-family, and that permit reaches site clearing as well as the build. The county pages list no county building permit requirement for a one-to-three-unit dwelling and do not say which side of that line a detached garage serving a house lands on, so make the call before ordering steel.

The other six answer for themselves. Medina County posts a one-page list of the permits it requires: 911 addressing, water well, floodplain, septic, and driveway and utility. A building permit for a commercial or accessory structure is not on it (Medina County, What Type of Permits Are Required In Medina County?, checked 2026-09-13); confirm at 830-741-6000. Each county office and answer is on the county index. A county that posts no building permit is not a lot without rules: Chapter 233 of the Local Government Code leaves a county with no general commercial building code, and floodplain, septic and driveway permits apply all the same.

An engineer's seal on a garage?

State law asks less here than for any other building on this site. When nobody holds out to offer engineering services to the public, Occupations Code 1001.056 lets a private home, and a garage or other structure pertinent to one, skip the state engineering chapter. Separately, it lets a building skip it when the building is one story, 5,000 square feet of floor or less, with no clear span wider than 24 feet across its narrow side.

That is the state minimum, not a reason to skip a designed foundation. A city, a lender or the manufacturer can still ask for a sealed plan, and the frame still bolts to anchor bolts cast into the slab, with the column reactions sizing what goes under them. The full story: the slab and foundation sheet.

The slab under an RV garage

It carries two loads at once, and only one is the building. At each column base the frame pushes down, pushes out and, in a windstorm, pulls up, per the manufacturer's reaction sheet. The floor carries what a house garage slab never does: a loaded motorhome parked in one spot on a few tire patches, plus jack pads or a lift. Tell the contractor the heaviest vehicle that will sit there, since thickness, reinforcing and joint layout are designed to that answer.

The ground sets what that design costs. North Bexar County is shallow or very shallow stony soil over hard limestone, while the east and west uplands are deep, slowly permeable clay that cracks wide as it dries (USDA Soil Conservation Service, Soil Survey of Bexar County, Texas, 1966, checked 2026-09-13). Settle the apron in the same talk: the concrete ends at the door, and the RV keeps going.

Checked at USDA Soil Conservation Service, Soil Survey of Bexar County, Texas (1966), 2026-09-13.

The drive to the garage needs its own permit

Owners learn this one when the concrete truck cannot get in. A new or changed driveway onto a state highway means filing Form 1058 at the local TxDOT district office. The right of way stays untouched until the permit is executed in full and TxDOT has 24 hours notice, and the manual sets the driveway angle at 75 to 90 degrees. The TxDOT San Antonio District, 210-615-1110, lists Atascosa, Bexar, Frio, Guadalupe, Medina and Wilson among its counties; Karnes County is not on the list.

On a county road the county usually issues it, with office and fee changing at the county line. Bexar County Public Works controls all construction in county-maintained rights of way, driveways onto county roads included, and charges $35 per driveway (Bexar County Public Works, Right-of-Way Permits, checked 2026-09-13). Inside a city, ask the city that has your address: Devine, for one, runs driveway, curb cut and culvert inspections through its Code Compliance Department at 830-663-2804.

The $50,000 state line and the aquifer plan at a house

The $50,000 line stays away while the building stays yours. TDLR says the accessibility law and the Texas Accessibility Standards are meant for public and commercial buildings and facilities, and stay out of private residences. That shifts once the building earns money: under the 2012 Texas Accessibility Standards, when a commercial facility or public accommodation sits inside a private residence, the part used only as a home is outside the standards and the part used to run the business is inside them. Renting bays is the case to take to the design professional, since coverage turns on the Government Code 469.003 definitions and the $50,000 registration line follows from those.

The aquifer rules do reach a house, through its concrete. On the recharge, transition or contributing zone, construction cannot start until TCEQ approves an Edwards Aquifer protection plan, and the program lists Bexar and Medina among the counties here, with only parts of the aquifer regulated. TCEQ lists when a homeowner may not need an individual plan: a home in a master community whose plan is already approved; a lot over five acres with no more than one residence; impervious cover held at or under 20 percent of the lot; or rainwater harvesting that brings adjusted impervious cover to 20 percent or less. Rooftops, driveways, concrete pads, sheds and sidewalks all count. A garage roof, its apron and the drive to the road are how a lot passes 20 percent, so run that number before sizing the building.

Two checks the permit office will not make: deed rules and a bathroom

Deed restrictions and homeowner association rules are private agreements on your property, not government permits, and nothing on this site can say what yours contain. Read your deed and any subdivision covenants on accessory buildings, metal siding, height, setbacks and how many structures a lot can hold, and ask the association in writing before the order goes in.

A bathroom, a sink or a floor drain turns it into a septic question on any lot off the sewer. Building, installing, altering, extending or repairing a septic system (an on-site sewage facility, in the state's words) requires a permit and approved planning materials, and the permitting office has 30 days from receipt to rule. Each county here has its own authorized agent, so TCEQ is not the office. Decide before the pour, because the drain goes in the ground first.

Hiring a garage builder: what to get on paper

It suits an owner with a vehicle, boat or RV that should not bake in the sun, and a lot with room to swing it in. It is wrong for two readers. If you will work in there, with a bench, a compressor and a lift, size, wire and insulate it as a shop: metal shop buildings. If it is ranch equipment, trailers or a fleet that never needs four walls, open sides cover more ground per dollar of steel: storage buildings for equipment and RVs. The whole job in order: the start-to-finish San Antonio guide.

Price this building off the two clear heights and the bay width, not the floor area. Those numbers go in the request, and it reaches a single independent metal building contractor, whose call it is which jobs to accept. Home builders and general contractors hold no state license in Texas, so the license numbers worth seeing belong to the electrician, the air conditioning contractor and the plumber.

Get on paper: the clear width, door opening and both clear heights the price assumes; slab thickness, reinforcing and vehicle load; whether the apron and approach are in or out; who pulls the permit; and what is left out, the drive and the power run above all. No metal building company serving the San Antonio area posts a price, and a bay built around one vehicle is no catalog item, so the number comes off your measurements and your lot.

What owners ask

Is a permit required for a detached garage in San Antonio, TX?

Inside city limits, almost surely. The City of San Antonio typically requires a building permit to build, remodel, repair or tear down a structure on a property, and the only accessory building size exemption it states covers one-story detached tool and storage sheds, playhouses and the like, up to 300 square feet of floor, within the setbacks in Unified Development Code section 35-370(b). A garage bay big enough for a vehicle is past 300 square feet, and a tree application also has to go in before any development of property in the city. Checked at City of San Antonio Development Services, 2026-09-13.

What height should an RV garage be?

No public record sets one, so measure your own vehicle. Measure the rig loaded, at its highest point, usually the roof air conditioner shroud, not the roofline, then add room for the door track, the header and a powered opener. Ask the contractor for two numbers in writing: the clearance at the door opening, which you drive through, and the clear height under the lowest structural member inside, which a lift or bunk has to fit under. Door sizes and eave height go on the building order, since the plant punches and welds the steel for those openings.

Is TDLR registration at $50,000 needed for a Texas detached garage?

Not at a private residence. In the words of the Texas Department of Licensing and Regulation, the accessibility law and the Texas Accessibility Standards are meant for public and commercial buildings and facilities, and stay out of private residences. Business use changes that: under the 2012 Texas Accessibility Standards, when a commercial facility or public accommodation sits inside a private residence, the part used only as a home is outside the standards and the part used to run the business is inside them. A project with $50,000 or more in total estimated construction cost then must be registered with TDLR, with the construction documents going to a registered accessibility specialist under Administrative Rule 68.50. In Bexar County, TX, who permits a detached garage outside city limits?

Call the Bexar County Fire Marshal Office at 210-335-0300 before ordering the building. In unincorporated Bexar County that office decides when structures or areas not for single-family dwelling use need building permits, counting one structure with three or fewer dwelling units as single-family, and the permit reaches site clearing as well as the build. The county pages list no county building permit requirement for a one-to-three-unit dwelling and do not say which side of that line a detached garage serving a house lands on, which is why the call comes first. Other county permits still apply, including a floodplain development permit at $50 per activity and a right-of-way permit at $35 per driveway onto a county road. Checked at bexar.org, 2026-09-13.
